CONTRIBUTED CONTENT — Buying a home right now is expensive, there’s no doubt about it. But interest rates have slowly started to decrease in recent weeks, bringing hope to prospective homebuyers looking for a place to call their own. Visionary Homes, a leading homebuilder in Southern Utah, is working to make homeownership even more affordable.
Introducing the 3/2/1 mortgage rate buydown event, a special offer for buyers of quick move-in homes in the Divario master-planned community on the western edge of St. George. You could save hundreds of dollars on your mortgage payment every month while enjoying the benefits of homeownership in a newly built property.
“We’ve seen interest rates drop over half a percent since the beginning of November. Homes are becoming more affordable, and Visionary is excited to help buyers with that,” said Matt Relei, Southern Utah director of sales for Visionary Homes. “The purpose of the 3/2/1 buydown is to make getting into these homes more attainable.”
With the 3/2/1 buydown program, the mortgage interest rate that buyers lock in today will be reduced by 3% for the first year of homeownership. The discount is then reduced to 2% for the second year and 1% for the third year.
The loan will return to the original fixed rate at the beginning of the fourth year. However, buyers are welcome to refinance anytime, especially if mortgage rates continue to decrease as projected.
Visionary Homes has partnered with First Colony Mortgage as their preferred lender to simplify the borrowing process. The buydown program does have upfront costs, but Visionary Homes and First Colony Mortgage will cover those costs to pass even more savings on to buyers.
Homeowners can save thousands of dollars over the first three years of their loan by taking advantage of this exclusive offer. Interest rates are constantly in flux but could start as low as 4.4%, making monthly payments as low as $2,378.
The 3/2/1 buydown program is only available to buyers who obtain a loan through First Colony Mortgage and go under contract on specific quick move-in homes in Divario before the end of the year. Buyers must close escrow prior to Jan. 31, 2024.
Nestled among miles of hiking, biking and climbing trails in the Green Valley area, Divario invites residents to get closer to nature. The community features thoughtfully planned neighborhoods providing breathtaking desert and mountain vistas as well as endless opportunities for outdoor recreation.
Whether you’re in the market for a primary residence or a home away from home, you’ll find it all in Divario. Encompassing 730 acres, the development’s proximity to natural canyons allows homeowners to escape from the city while still enjoying convenient access to retail and services.
“The views from Divario are exceptional, and the trail system access is unparalleled,” Relei said. “Divario is a great community for those looking for a slower pace of life in an HOA with very low dues – just $15 per month! – and easy access to outdoor activities.”
Visionary Homes has been building in Divario for the past year and a half, offering a single-family home collection with seven floor plans to choose from. Every home is designed and constructed with the company’s commitment to craftsmanship and quality at the forefront.
Features include 9-foot ceilings, upgraded laminate flooring, stainless steel gas appliances, granite countertops, desertscape front yards and LED lighting throughout. All homes are equipped with the latest smart home technology, such as a Wi-Fi enabled video doorbell, smart thermostat, deadbolt and garage door opener. And with listings starting at $499,990, Visionary Homes makes a luxurious homeownership experience attainable without an exorbitant price tag.
“We provide a fabulous product for the price,” Relei said. “There’s value in buying with Visionary.”
